Today we’d like to introduce you to Charles Phanumphai.
Hi Charles, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
Snow Capped Properties began in 2001 in the lively towns of Boulder and Fort Collins. Over the years, we expanded our management services to Denver, Centennial, and even beyond Colorado’s borders. But in 2018, we found our true home in Grand County—a place that quickly captured our hearts with its breathtaking landscapes, close-knit community, and everything that makes mountain living so special.
Our journey in Grand County started with a simple favor—helping a neighbor manage their short-term rental when they struggled to find reliable support. What began as a single property quickly grew to six within six months, all thanks to the most powerful marketing strategy—word of mouth. But as COVID reshaped the housing and tourism landscape, we saw a shift coming. Anticipating the challenges ahead for short-term rentals, we made the decision to focus on long-term rentals—a move that not only proved to be the right one but also one we’ve come to love. Long-term rentals provide stability, foster deeper relationships, and allow us to strengthen the community by offering quality housing for the people who live and work here.
At Snow Capped Properties, our mission is simple: Reaching your rental goals, TOGETHER. Whether you’re a renter or an owner, we’re dedicated to providing a seamless, stress-free experience, ensuring success through expert guidance and personalized solutions.
Today, we proudly manage over 100 doors, with a target of 120 as our maximum under the current team structure. Once we approach that number, we’ll reassess to ensure we maintain the right balance of resources and service. We believe 120 is the sweet spot—allowing us to grow while continuing to deliver exceptional care to homeowners, tenants, and the properties themselves.
What makes us different? We’re a locally owned, mom-and-pop property management company that offers the personalized attention and flexibility of a small business while incorporating the best practices, technology, and efficiencies of a larger city firm. It’s the best of both worlds—top-tier service with a neighborly touch.
At Snow Capped Properties, we’re more than just property managers—we’re neighbors, community builders, and dedicated partners in making Grand County a great place to live. We’re excited to continue this journey with all of you!

We all face challenges, but looking back would you describe it as a relatively smooth road?
I would characterize it as successful rather than smooth. I tend to approach challenges with intention — strategically planning and tactically responding — rather than simply hoping things resolve on their own.
Struggles: The biggest challenge has been growth while balancing limited resources, particularly human capital, against real estate supply/demand, maintaining service quality, and — just as importantly — my own work/life balance.
Can you tell our readers more about what you do and what you think sets you apart from others?
I would say my greatest strengths are (1) being a problem-solver and (2) being opportunistic, especially in uncertain situations and being able to pivot as needed.
Snow Capped Properties actually grew from the property management side first. As we approached 100+ doors under management, we naturally developed an internal pipeline of future buyers and sellers — existing homeowners looking to expand or divest, and tenants who eventually became ready to purchase.
This positioned us uniquely in the market. We’re not just a property manager — we’re also a brokerage with built-in clients and long-term relationships. In Grand County, there are no other known operators offering both property management and transactional real estate services, and I’d imagine only a select few, if any, within the Denver metro area, that combination is still rare.
How do you define success?
On the rental side: Success is three-fold — happy homeowners, happy tenants, and a healthy partnership with us as the property management company. When all three are aligned, everyone wins.
On the transactional side: Success means buyers and sellers who feel so well-served that when friends or family ask for an agent, they naturally think of us — not because we’re seeking more business (although that is a bonus), but because they genuinely trust us and want others to have the same positive experience.
On the personal side: Maintaining a healthy work–life balance while continuing to perform at a high level — truly being able to “win” in both areas.
