Today we’d like to introduce you to Trang Bulawa.
Hi Trang, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
I emigrated from Vietnam to the United States with my family when I was 12 years old. My parents arrived with just $300 in their pockets and a dream for a better future. Their courage and determination taught me the values of hard work, resilience, and gratitude.
After earning my degree in Finance, I spent 17 years working in the corporate world, building a strong foundation in business and financial management. While I was grateful for the opportunities and experience, I eventually realized I wanted to make a more direct impact in people’s lives — and to have more flexibility to be present with my two young daughters.
That’s what inspired me to leave the traditional 8-to-5 routine and dedicate my career to helping individuals and families achieve one of life’s biggest milestones: becoming homeowners. I’m especially passionate about assisting self-employed borrowers — hardworking entrepreneurs who often face extra challenges when trying to qualify for a mortgage through traditional banking channels. Using my finance background and personalized approach, I help them find creative solutions and programs that make homeownership possible.
At the heart of my work is a deep belief that everyone deserves a fair opportunity to own a home — and I’m proud to guide my clients through that journey with honesty, care, and the same perseverance that brought my own family here years ago.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
One of my biggest challenges came early in life, when my family emigrated here, I didn’t speak a word of English when we arrived, and those first few years were tough. Everything was new — the language, the culture, even simple daily interactions. But I had to learn quickly, and before long, I became the translator for my parents, helping them with school meetings, paperwork, and daily conversations. That experience taught me resilience, adaptability, and how to step into responsibility at a young age.
Years later, I faced a very different kind of challenge — leaving behind a stable, six-figure corporate career after 17 years to start from scratch in a completely new industry. It was both exciting and terrifying. I went from having structure, predictability, and financial security to building my business from the ground up. There were moments of doubt, but I leaned on the same perseverance and adaptability I learned as a child.
Networking, growing a client base, and learning to run a business independently took time and grit. But through that process, I discovered how rewarding it is to help others achieve their dreams — especially self-employed individuals who often struggle to get approved through traditional banking channels.
As you know, we’re big fans of you and your work. For our readers who might not be as familiar what can you tell them about what you do?
I help people achieve one of life’s biggest goals — owning a home. I work with all types of buyers, but I’m especially passionate about helping self-employed individuals and small business owners who often face extra challenges getting approved through traditional lenders. With my background in finance and passion for helping people, I love simplifying the process and ensuring clients feel confident every step of the way.
I’m also a small-time real estate investor myself, so I know firsthand how powerful real estate can be in building long-term wealth. I enjoy sharing my own experiences and guiding clients who want to start investing — whether it’s their first home, a rental property, or their next investment opportunity.
What truly sets me apart is how personally I take each client’s journey. I take the time to listen, find creative solutions, and celebrate their wins right alongside them. I try to be available 7 days a week, and often have calls with my clients in late evenings and nights, when they’re off from work. At the end of the day, helping people create stability, opportunity, and freedom through homeownership and real estate is what I love most. The word of mouth referrals I’ve gotten and the Google reviews that my clients have left for me have further confirmed that I’m doing things right by them.
Are there any apps, books, podcasts, blogs or other resources you think our readers should check out?
I’m a big believer in always learning and staying sharp — both for myself and for the people I serve. I’m an active subscriber to BiggerPockets, which I love for its practical real estate advice and inspiring stories from investors at all levels.
I also invest in MBS Highway, which is a top resource for mortgage professionals. It helps me stay on top of market trends, rate movements, and industry news so I can guide my clients with the most up-to-date information possible. It’s not cheap — I pay nearly $2,000 a year — but it’s worth every penny to ensure my clients get accurate, strategic advice when making big financial decisions.
