Hi Jim, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
Jim’s dedication to real estate investment is evident in his journey. After serving 20 years in the Coast Guard, retiring in 1999, he moved to Colorado in 2009 for a project with IBM. However, his true passion for real estate led him to rehab houses in 2000. In 2011, Jim embarked on his Real Estate Investor journey with the local Real Estate Investment Associations in the Denver Metro area, honing his investing education.

In 2016, Jim made a bold career shift, departing from IBM and transforming his IBM 401k into a Self-Trustee Retirement Investment Plan (STRIP). This move allowed him to step into a new role as a private lender, supporting his fellow investors. Demonstrating his adaptability, Jim expanded his investments beyond Colorado, acquiring multiple single-family homes in other states and becoming a co-owner of apartment complexes in Mississippi and Florida. Further showcasing his versatility, Jim also took on the role of a hard money broker, collaborating with various funds to finance rehabs across the nation.

He hosts the Realty Investors Group (RIG),
a twice-monthly meeting held in Westminster, CO, at Frolic Brewing Company. As co-owner of Invest Success, he hosts the John Fisher’s Breakfast Club and the monthly Invest Success Happy Hour with Tim Emery.

Invest Success offers a 12-month Mentorship Program that teaches new real estate investors how to find, fund, fix, flip or fill properties. They meet twice a month in houses owned by current students, and the houses are actively being rehabbed. Once a month, they tour two properties on the MLS and spend 4 hours teaching how to establish a valid After Repair Value (ARV) and an estimated Cost to Rehab the house. They provide an online student portal, weekly coaching calls, and ongoing phone/text support during normal working hours.

Jim’s service in the Coast Guard instilled in him a deep-seated desire to assist those in distressed situations. This commitment to helping others is a cornerstone of Jim’s ownership of RIG and Invest Success. Jim firmly believes that as investors, they have the power to aid distressed homeowners in escaping difficult circumstances. Their approach involves presenting a fair offer to the homeowner, ensuring a profit on the rehab project, and still offering the buyer an excellent deal.

Jim continues Private Lending and investing in Single-Family homes, Apartments, and Short-Term Rentals.

We all face challenges, but looking back would you describe it as a relatively smooth road?
Thanks to attending local real estate investor networking events and taking advantage of the education provided via the groups, he was spared a lot of heartache that many new investors experienced. The real estate investing market is constantly changing, and the live networking events help him stay updated with what is happening locally. Jim spent some money on one of the national traveling gurus and discovered they teach on a national level, not necessarily local information. Jim followed the guru’s plan and made many adjustments in his real estate investing business.
