Today we’d like to introduce you to Sarah Leader.

Hi Sarah, we’d love for you to start by introducing yourself.
I am blessed to be where I am today, in an industry that truly allows me to help others, which is my passion. I am grateful for the paths that have taken me to where I am today, all starting back in 2008 when I moved to Colorado. Upon graduating college with my undergraduate and master’s degree in special education, I entered the workforce as a special education teacher. Over the years as a teacher, I was blessed to work with amazing students in kindergarten through high school and also had the great joy of working with students in juvenile detention centers in Denver, helping them work toward GED completion.

Fast forward to the 2019-2020 school year when so much changed across the world. The educational world was moved to remote learning and I finished out the school year, like many teachers, relying on grit and caffeine. Shortly thereafter, I found out my husband’s job would be moved to northern Colorado and we made the hard decision to relocate north from the Denver-Metro area.

After our move, my parents decided they wanted to move up north so they could be as involved as possible with our 3 daughters. To provide a hint of backstory, I have always been obsessed with real estate (the research, hunt, education, and ability to help) and had assisted families in the past with their homebuying adventures before I became a Realtor myself. I just loved everything about it! My parents came to me with a proposition; if I would study like crazy to get my license, they would help with babysitting. My aim was to sell their house in prime listing season for top-dollar, so we could find their new home up north near our family.

Six weeks later, after intense early mornings and extremely late nights of studying, I passed my exam and had my parents’ home staged and on the market the same week I received my license. What followed were incredibly busy open houses, many hours of mentorship from my amazing brokerage, and drinking through a real estate firehose, so to speak! We were under contract in the first weekend and my new career was ushered in, full force ahead. It was exhilarating and culminated into a wonderful blend of previous skill sets and values: my love for people, a relentless passion to educate and help, joy in coordinating and networking with industry partners, and the desire to continue learning.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall, and if not, what were the challenges you’ve had to overcome?
The obstacles and challenges I have faced along the way have mainly been around the current state of the economy and its impact on real estate.

I jumped in with both feet into a HOT real estate market, where Colorado saw multiple offers in one weekend, which differs from the real estate market of today. I believe my background as a special education teacher sets the foundation for continued success. My strong work ethic and intrinsic love for coordination, coupled with an uncompromising philosophy to focus on relationships first, has bolstered my efforts to go above and beyond for my clients, ALWAYS.

In a market like the one we are in currently, success in my book is determined by striving to help educate in any way that I can, one client at a time. Being a responsive and communicative resource for others is my utmost desire and what continues to drive my passion.

Alright, so let’s switch gears a bit and talk business. What should we know?
I specialize in the real estate industry and have experience all across Colorado in residential, land, and the first-time home buying process, and have a keen passion to help others with real estate investments. My husband and I have invested personally in long-term real estate rental properties (buy and hold) and are currently flipping a home, with a stellar construction team, in west Loveland. This is a new and exciting challenge that we cannot wait to see unfold.

I am beyond blessed to be mentored by business partners who have expertise in all facets of real estate, from residential to commercial, to investments and beyond. Our boutique brokerage focuses on the customized needs of each client as an individual, which supports my focus on personalized real estate services, one client at a time.

I am most proud to be my clients’ friend in real estate above all else. Whether friends, family, referrals, or anyone who happens to stumble across my information, I will put your needs first above all else. Success for me is helping guide others in the journey of real estate as an advocate, friend, and someone who will ALWAYS offer you coffee, which is my love language. My ultimate hope would be that my clients feel at ease and have fun!

What’s next?
My plans for the future are to embark upon more fix-and-flip projects, investing in more long-term rentals with my family and business partners, and to continue learning and growing my expertise in land transactions, since no one is making more land! I seem to meet more and more folks interested in scooping up acreage. I personally hope to acquire acreage with the goal to document the custom home build process along the way. The future is exciting, regardless of market conditions, as I truly believe real estate has the capacity to help build security for generations to come.
