Meet Madison Hopkins of Latitude Regenerative Real Estate by eXp Realty

Today we’d like to introduce you to Madison Hopkins.

Hi Madison, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
I started in real estate in 2020, right before everything shut down. Since real estate is a person and place-centric business, so many real estate webinars were encouraging agents to branch out and get creative. They would ask the audience, “Are you going to sink or swim?” Well, there was absolutely no way I was going to let myself sink when I just got in the water. So I met with a business coach, joined a local Denver workshop called “Green Team Academy”, and set out to launch a podcast all within two months!

Fast forward through many personal deep dives, audience building exercises, and late nights playing on Canva and I managed to intertwine my new career in real estate with my purpose of building a sustainable world. I launched my podcast, “Eco-Friendly Homes”, to all podcasting platforms on June 10th, 2020. Now a year later, I’ve released 23 episodes, have over 1,500 organic downloads, and have been thoroughly excited by all my guest speakers!

By the fall of 2020, I was proud of my progress but my message and purpose we’re only being sung by a party of one. I knew this could not be my final destination. After all, the “sink or swim” battle was still going on. By that time, I had already left my first real estate team and joined a new one. I recalled from reading “The Alchemist”, “Everything that happens once can never happen again. But everything that happens twice will surely happen a third time.” Take it or leave it, but I began praying and meditating for the third team to be revealed to me.

Only a week later, I received a message on Instagram. It was from Alissa Collins, wife of my first recorded podcast guest, Neal Collins, and co-founder of Latitude Regenerative Real Estate. I instantly knew Latitude was the right team for me and we began combining forces! I am now a proud Regenerative Realtor and Change Agent working towards collective goals within the world’s first Living Future Accredited real estate team. Thanks to our digital brokerage firm, eXp Realty, our members are able to join Latitude from across the national and across international waters.

As Change Agents, we guide real estate buyers and sellers and consult non-real estate clients on how to maximize their property value while living in closeness with nature, building community, and doing more good than harm to the world. This process is the core value of regeneration. The question comes from Living Future, “If sustainability is doing less harm, then what does good look like?”

I work as a Regenerative Realtor, Change Agent, and podcast host because I want to see what our world looks like in it’s regenerative state and I know I can help us all get there!

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
The road to becoming a Regenerative Realtor actually feels like we’re driving off the road! Or maybe biking off road since we’re talking about regeneration. We have everything we need, our tire pump, compass, 1.5 gallons of water per person per day, and destination set! But we’re biking in the desert and going against the wind.

Thankfully, there have been many travelers for many decades before us. They laid an amazing path that we’re able to follow. Our goal for the path is to enhance it for future bikers yet to come and show it to those who didn’t even know it was there!

Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
As a member of Latitude Regenerative Real Estate, brokered by eXp Realty, I am able to uniquely guide clients on increasing the health and wellness of their homes when buying and selling property. For buyers, this can mean making environmentally efficient updates to items flagged during inspection and further improving a home in eco-friendly ways after successfully leaving the closing table. I am also able to recommend a large selection of tested eco-friendly products, vetted and licensed sustainable contractors, home toxicity testing, and other helpful resources to eco-conscious buyers.

For sellers, this might mean adding and enhancing eco-friendly elements to maximize property value before bringing a home to market. Sellers may want to get a property Pearl® Certified as a healthy home, repaint with low-VOC paint, install energy-efficient appliances or landscaping, and stage a home with locally crafted products.

For homeowners not interested in moving, I offer a consultation service to test, assess, and progress your home to a fully integrated, living, and regenerative system. This is uniquely tailored to the current health and wellness of the home, the time it will take owners to make the upgrades, and the desired outcome.

In order to best help my current and future real estate clients for “ecofying” their homes, I also have a podcast: “Eco-Friendly Homes.” The podcast features home sustainability experts sharing tips to live naturally, save money, maximize their home’s ROI, and build a lasting community.

Is there any advice you’d like to share with our readers who might just be starting out?
Are you going to sink or swim? Run with it!
Authenticity is the best (but always be professional)!
Done is better than perfect!
It doesn’t matter what it is, just do something!
Stay thankful and grateful!
Spend money when you really feel it’s valuable and there are good people behind it; don’t spend money you don’t have; keeping being creative when it’s not valuable even if you have the money!

You already have a lot of the answers – sit still and breathe through the noise!
Whatever you’re creating at midnight on Canva is probably not the one (haha)!
